Do You Need Assistance with Planning Permission and Building Regulations ?

If you’re considering an extension into your attic space, you must ensure you adhere to the regulations and obtain the necessary permissions.

This can be confusing, particularly if you don’t have much experience in the industry. We can help with the planning phase to make sure the project runs smoothly.

Building regulations apply to all projects, and you must consider them throughout the design and construction phases to meet health and safety requirements. When you work with us, you can rest assured we will take care of this for you.

Planning permission is separate to building regulations. It isn’t always necessary, but you might need it if the new room(s) are: Large (over 50sqm in size), Facing a public road, Higher than your existing roof.

In all cases, we provide assistance to ensure your conversion meets all necessary requirements.

What About the Electrical Work ?

Any changes to the electricity supply in your home must comply with the relevant regulations (BS 7671: 2008 IEE wiring regulations).

Often, when developing a loft conversion, new wiring circuits are connected to the existing mains supply. This may have implications, for example, if the existing supply is protected by an RCD.

We can determine what will be required during the planning phase, leaving no surprises to be uncovered later in the project.

Do You Want to Ensure Effective Smoke Detection ?

Each room must be fitted with effective smoke detection to comply with regulations. This is essential to ensure safety in case of fire. Each device must be interlinked, so all devices are triggered should one of them detect any smoke.

How Will You Access Your New Living Space ?

There are also strict regulations regarding the access to your new living space. You must consider these during the planning and design phase, but be warned, they can be confusing. We’ll ensure the entrance fulfills all requirements, such as: Staircases not exceeding 42°, Facing a public road, Sufficient headroom provided.

Can I Have an Open Plan Staircase ?

There are strict regulations regarding permitted stair layouts. Building regulations state all staircases must be enclosed, however a misting / sprinkler system can be introduced to conform to building regulations for an open plan staircase.

If your existing staircases are open plan, additional preparation is required to determine the best course of action.

We can determine what will be required during the planning phase, leaving no surprises to be uncovered later in the project.
